How we use your data

We use your personal data to:

  • Process and confirm your booking, and take payment
  • Communicate with you before, during, and after your stay (check-in details, house rules, etc.)
  • Comply with legal obligations, such as accounting and tax records
  • Improve our website and guest experience
  • Send you information about your stay or, where you’ve agreed, occasional offers — you can opt out of marketing at any time

Our legal basis for this processing is primarily that it’s necessary to perform a contract with you (your booking), alongside our legitimate business interests and, where relevant, your consent (for example, for marketing emails).

Who we share your data with

We only share your data with third parties where necessary to run our business and fulfil your booking:

  • AdvanceCM / Tokeet — our property management and booking platform, used to process direct bookings and payments through this website
  • Stripe — our payment processor, used to securely handle card payments (Stripe is PCI-DSS compliant; we do not see or store your full card details)
  • Airbnb and Booking.com — if you book through those platforms, they share your booking details with us as required to fulfil your stay
  • IONOS — our website hosting provider
  • Any professional advisers, regulators, or authorities where we’re legally required to disclose information

We do not sell your personal data to third parties.

International transfers

Some of the third parties above (for example, parts of Stripe’s and AdvanceCM’s infrastructure) may process data outside the UK/EEA. Where this happens, we rely on appropriate safeguards such as Standard Contractual Clauses or the provider’s own UK/EU adequacy arrangements.

Cookies and similar technologies

This website may use cookies or similar technologies for:

  • Essential functionality — such as the booking widget working correctly
  • Fonts — this site loads typefaces from Google Fonts, which may involve your browser contacting Google’s servers

How long we keep your data

We keep booking and guest data for as long as necessary to fulfil your stay, deal with any post-stay issues, and meet our legal obligations (for example, UK tax law generally requires financial records to be kept for 6 years). We then delete or anonymise it, unless you’ve asked us to keep you on our mailing list.

Your rights

Under UK GDPR, you have the right to:

  • Access the personal data we hold about you
  • Ask us to correct inaccurate data
  • Ask us to delete your data, in certain circumstances
  • Object to or restrict certain processing
  • Request a copy of your data in a portable format
  • Withdraw consent at any time, where we rely on consent (e.g. marketing emails)

Children’s privacy

This website and our services are not directed at children, and we do not knowingly collect personal data from anyone under 18 other than as part of a family booking made by an adult guest.

We may update this policy from time to time, for example if we start using a new booking platform or analytics tool. We’ll update the “last updated” date at the top of this page when we do.
